| It depends on the grass. In my front yard which gets boatloads of afternoon sun, the grass grows great, even under my maples. But in the back yard, which only gets morning sun, the grass under the trees doesn't get a lot of light. Front and back yard has Bermuda grass which needs lots of sun. So back yard grass is dead under the trees. When I finish redoing my backyard, it'll have something more shade tolerant. I hear fescue works well in the shade. | ||||

| I paid something like $250 for the inspection KNOWING that he was going to find more than $250 in problems. He found the roof needed to be replaced ($7k), grout/tiles in every bathroom were letting water through so there was water damage to the ceilings below, kitchen lino and other carpets were basically ruined, counter tops were trashed, there was a leak in the fieldstone foundation (no damage but obvious leaks)........all that (and more) let us negotiate $15k off the previously agreed price. Then I took my time fixing all that shit and I guarantee I didn't spend $15k doing it. | ||||

| No major problems at inspection only remaining question mark is the roof which he will inspect tomorrow since its been raining. But the roof framing and decking are in great shape. Foundation is built on a post tension slab and the overall structure was built very well he said. Utilities are also fairly cheap indicating that its well insulated. | ||||

| Looks like utilities on the new place are going to be quite a bit cheaper than on our current house so thats good! Taxes will be substantially higher though and we will have HOA dues. But I accounted for taxes and HOA dues in my monthly budget, the cheaper utilities is like a bonus! I also got the appraisal back, it appraised for 164,000 using one method and 168,850 using another method. Based on the appriaser comments the 164k is the more common and widely accepted method of appraisal. So it looks like we got a reasonable deal on the house as well. The only downside is it appraised at 1831 sq ft instead of 1874. But still it appraised for more than we paid so its hard to complain. | ||||

| What's the tax assessor's appraisal? That's the one that really matters until you're ready to sell. Oh, and the insurance appraisal. Our tax appraisal was about 25k less than we paid (less taxes, woop) but the insurance appraisal was 5k more. Our real estate appraisal was a few k more than we paid, but since we'll be here for at least 10 years (likely more), that doesn't really affect us. | ||||
