What does LL Think of this house???

We love it but its overpriced, but we're considering making an offer.

We liked the layout and the home seems to be built well, I'm waiting on tax/utility information that should help us decide. But its a reasonable size at 1874 sq ft and I think the lady has it overpriced on purpose. I did a market analysis on it and its at least 5% over priced maybe as much as 7%, my realtor is trying to pull up all the recent transactions and in addition to that everything from the last 12 months.

3bed, 2bath great neighborhood









If we decide to make an offer I'll put up more pics next week. There's a couple others we're considering but I dont have pics of those

cheapo lineoleum I think, but they're in excellent shapea nd something we can switch out when I get my bonus at work.

One of the other houses has granite which is great, but I would prefer quartz to granite. Only structural problem is roof damage from some storms a few weeks ago but we're going to see if she'll fix that (she probably will) and hopefully we'll be able to get it at a reasonable price. Its been on the market since late feb (hence the snow on the roof). Which is RIDICULOUS for that area. But she's doing a fsbo and pricing too high.

The brickwork is interesting.

How tall are those ceilings? The pictures make them look kinda short, but it's hard to tell.

I assume this is out in Oklahoma somewhere? What kinda price range are we talking about here (if you're willing to say)?

And what's up with all the cuts on the tree in the front right? Looks like they cut the top off. Is that normal for that area? Maybe wind caused some breakage?

House is priced at 163,500
The tree did have a lot of limbs trimmed, we had the worst ice storm in state history this past winter, its amazing its still standing quite frankly.

Ceilings range from 9 feet to 10 feet to 12 feet in the master.

I've been going over houses with him for the past month or so online. It never ceases to amaze me how cheap the homes are out there compared to my part of NJ. You can't get a 100 year old shed for 163k out here.

I like the little house out front, ..., presumably for some kind of pixie/gnome fingy, ..., I remember seeimng similar in Publius' posts pics of home etc. A charming Yank custom, ..., almost Icelandic in its cuteiful 'awwww-ness'

Some of the furniture is really really not to my liking at all, (i'm saying this regardless that i've absolutely no furniture BTW), but i asume you aint buying the furniture.

Lino counters seem very very odd, I suspect a pavement/torch situation

Arent you better off waiting? Isnt it very much a very very strong buyers market with prices falling fairly fast?

It is here as mortgages are vary hard to come by & this is blamed on the credit crunch which 'they' say cant unravel till the large number of unsold houses in the US are sold

Either way I think the stonework looks both novel & good. Are the surrounding buildings built similarly?

Just over 1/4 acre which is actually a fairly large lot for that area. Its .264 acres to be exact. The average for the area is .22 acres and most of the new shit is .17 to .20

Good points but the housing market is really only in trouble on the coasts here in the US with only moderate downturns in some of the super markets like Denver, Chicago, Minneapolis st Paul. OKC Prices continue to go up. Tulsa's have been trending flat to slightly down, the area where this is has been flat the last 90 days but up 10% over last year. This area also has two hospitals under construction within a mile of the home. They plan to start staffing up beginning in 18 mos continue for 3 years thereafter which should help keep property values afloat regardless of the national economy.

Edit: Yeah all the homes in the neighborhood are built similarly. The HOA mandates that all homes be at least 1650 sq ft and mandates that the home be 75% brick on new construction or higher. It has a community pool and they are talking about gating/fencing the whole community which I have mixxed feelings about.

Waiting would be incredibly inconvenient you're correct. If we rent for 3 months and spend 750 bucks on rent and 100 bucks on storage thats 850/mo we could have been dumping into a mortgage, not to mention rates are floating higher on mortgages (though we seem to have hit some resistence at least temporarily to rising rates).

Nice house - I don't know what the median prices are out where you live so its hard to look at 163K house and say its overpriced. The things to look out for - and I'm sure you've asked - is to make sure the house is up to code (electric etc) and there are no nasty surprises waiting for you like a leaky roof, bad boiler, or cesspool issues.

House has roof damage but the owners are willing to make repairs, we are having an independant roofer check the roof.

Its all to easy for us over here to forget just how diverse America is. I should know better the amount of time I spend on sep-centric forums, ..., I often tell my friends that 'America' doesnt really exist as we think of it.

As for gating, ..., its a trend over here too, its hard not to find it repellant as its a solution that doesnt address the problem merely exacerbates it

The housing market here is well-f*cked, ..., prices expected to fall 9% this year from the insane bubble prices.
TBH now that I live in an upmarket part of town when the library gets busy & they throw me out I retire to the coffee shop & have to listen to the well-to-do bemoan their lot as they discuss house prices. I sit there & question my schadenfreude tendencies

Either way I hope you get it & enjoy living there etc
